Flood plains are low-lying areas adjacent to a watercourse, tidal lengths of a river or the sea, where water flows in times of flood or would flow but for the presence of local flood defences.
2007 brought the problems facing planners to the fore with the serious flooding of many previously dry areas. While we have resources to perform flood risk assessments in such areas, it is likely that there will continue to be pressure for developments on potential flood-plain areas and we can advise how to handle such issues.
