Step 1

We provide our first step service to all customers to ascertain the potential of their site. Rather than going through the entire planning process which can be very costly and time consuming we produce a report containing data on the environment, planning and development possibilities. We offer this service as a starting point in order to keep the costs at an affordable level. This a bit like having a survey carried out when you are buying a property. If the survey said there would be some or many problems you would make an informed decision on going forward with the project and if so you would have prior knowledge of the issues relating to that property. At Planning And Design Solutions we feel that this is an important survey and one that we recommend before any formal planning agreement is considered. We aim to have this completed within 7 working days and if appropriate and we are instructed this fee is discounted from any planning proposal.

Step 2

On your behalf we approach the Local Planning Authority on your behalf in order to ascertain their view on the outline proposal that we have formulated. Sometimes the Local Planning Authority will ask for a fee which is unfortunately unavoidable but outside of this the process is reasonably inexpensive and worth while.

Step 3

We will enter an outline or full application on your behalf which will include all appropriate policy based arguments for development and required reports, surveys and drawings. We will take full control of this process and keep you updated and informed of any progress.
